Summary The Maintenance Technician is responsible for the coordinating of maintenance, repair, and general service support of the resident high-rise condominium. The incumbent will apply knowledge of management principles, as well as building and construction, maintenance and renovation, to perform a full range of skilled installations, maintenance, and repair tasks to include but not limited to heating, plumbing, mechanical and electrical systems. *Job Requires to be part of on-call schedule. Must have the ability to respond to afterhours emergencies, including on weekends. Occasional time required during major weather events to ensure building safety. Please do not apply if you are unavailable to be on call. * Duties Responds to power outages, water leaks and shutoffs, AC and heating emergencies, fire alarm and facility evacuation, and emergency equipment shut down and start-up. Performs and maintains building utility systems, such as electrical, HVAC, plumbing and carpentry. Performs preventative maintenance on HVAC systems by replacing filters, cleaning coils, etc. Performs minor to moderate-level plumbing repairs, replacements, and/or installations including repairing leaks and removing clogs Performs minor electrical repairs and replacement of light fixtures and related items Perform routine building maintenance, including pool maintenance Assist with the requisition of supplies through Management or outside vendors. Identify parts needed and prepare work orders and parts requests to obtain necessary supplies. Maintain miscellaneous logs and files reflecting all activities and transactions. Assist with tracking annual operating budget for supplies and repair parts; Effectively communicate orally, in writing, and must be able to read schematic drawings and diagrams Maintain a functional awareness of the typical hazards of the work place as well as the special hazards that may be encountered such as biohazard, radiation, chemical, etc., and follow established procedures for dealing with such hazards. Oversee remodel construction projects. Promptly report accidents on the job, preparing and submitting accident reports. Responsible for adhering to policies, procedures and practices in safety and operational instructions. Comply with rules and regulations applicable to building codes; When directed by the Supervisor or General Manager, install new equipment according to instructions and/or written plans; Perform other related duties as directed by the Supervisor and General Manager Requirements Planning, Analytical Skills, and Decision Making Exercise good judgment and analytical skills as needed in making decisions and solving problems; Effectively identify and address root problems, plan and coordinate projects efficiently and effectively Required Qualifications High School Diploma or equivalent experience; Valid state driver's license Experience in HVAC systems and central plant controls; Substantial experience in formal preventive maintenance programs; Specialized experience in the following areas: Electrical: Experience replacing light fixtures, ballast, switches, and outlets; Plumbing: Experience with central plant systems, faucets, drains, and toilets General Maintenance: Experience trouble shooting and problem solving; Ability to lift 50 lbs.; Must have the ability to work independently, be customer service oriented and have knowledge of methods and general procedures of mechanical, plumbing, and HVAC systems and components; Strong written and oral communication skills, knowledge and experience with electronic monitoring and energy management systems; Knowledge of safety practices as related to the work; Ability to understand and follow written and oral instructions; Ability to perform a variety of tasks and to lift and move heavy objects; Nice To Haves Priority will be given to candidates with residential high-rise experience.
